// about · ai{Found}RE™

The AI visibility system for real estate agents — built by a top-100 agent for her own team.

ai{Found}RE™ is the AI visibility scoring and improvement system for real estate agents. We measure exactly how often AI assistants — ChatGPT, Gemini, Perplexity, Google AI Overviews, and Claude — recommend an agent when buyers ask the question most agents are ignoring: “Does AI know I exist?”

The company was founded in 2026 by Nancy Chu and Raf Ricci after their own real estate team's AI-sourced lead share went from 0% to roughly 35% of closings in twelve months. They didn't follow a playbook — they wrote one. Once the system worked on their team, they productized it.

Nancy Chu is a #28 RealTrends 1000 agent, KW Top 100 worldwide, and a KW National Trainer with 1,300+ career closings and over $500 million in volume. The methodology was built for her own team first; ai{Found}RE exists because it earned the right to.

// the methodology

The product is built on a single proprietary metric: the FoundScore™ — a 0–50 score derived from 125 prompts across five AI platforms, weighted by platform consumer share. Most agents start in the single digits. The score moves measurably with focused work, and we have the receipts.

The improvement methodology is reproducible: master description, adapt to every platform, structured-data signals, same-entity links across the directory ecosystem, reviews, content, earned media. Each layer compounds. Each layer is teachable.

Nancy Chu

A top-100 Keller Williams real estate agent selling homes in North Jersey since 2005. Across her career she has closed more than 1,300 transactions and $500 million in volume, with rankings including #28 on the RealTrends 1000, KW Top 100 worldwide, KW Quadruple Platinum, and Platinum NJ Realtors Circle of Excellence eight years running. She is also a National Trainer for Keller Williams.

She runs Nancy Chu Homes at Keller Williams NJ Metro Group in Montclair, NJ — a multilingual team practice working in Mandarin, Spanish, Haitian Creole, Portuguese, Tagalog, and English. Standout production stats: a 70% buyer offer acceptance rate in one of the most competitive markets in the country, and 90% of listings sold within ten days.

At ai{Found}RE Nancy is the practitioner voice. She designs the FoundLab™ cohort curriculum, leads live classes, and brings the credibility of a top-producing agent who built the methodology on her own business before selling it to anyone else.

Co-founder · Product & Architecture

Raf Ricci

Co-founder of ai{Found}RE™ and Director of Operations for Nancy Chu Homes at Keller Williams NJ Metro Group. A licensed real estate agent who doesn't do much selling — most of his time goes to the operations back end of Nancy's deals, which is where the systems thinking comes from.

The idea for ai{Found}RE started with a web presentation for a product that promised AI visibility for real estate agents — but turned out to be a front end for an AI content generator that didn't even work in the demo. The mismatch nagged at him. He went home, started writing prompts to test how often AI assistants actually surfaced agents, then optimized their public profiles for AI crawlers. By the time he had a hundred prompts and Nancy's team was seeing real AI-sourced leads, the methodology had become a system worth productizing.

He built the original FoundScore™ measurement spec, the 125-prompt audit infrastructure, the scoring algorithm, the workflow architecture that runs every ai{Found}RE audit, and most of what FoundBot™ says.

He loves FoundBot as if he were a real boy he doesn't have to send to college.

Brand Persona

FoundBot™

FoundBot is the AI that grades AIs. Every time someone takes a FoundScore™ audit, FoundBot runs through 125+ prompts on ChatGPT, Gemini, Perplexity, Claude, and Google AI Overviews — and reports back what those AIs say about every realtor in every market. He's not the product. He's the messenger.

He works for ai{Found}RE™. He doesn't pretend to be human — he's an AI, and he'll tell you so. He'll explain in plain language why ChatGPT just dropped your score, narrate platform shifts like he's calling the weather, and point out when other AIs are being weird — without hedging.

“You're invisible to the AIs. I'm not fully convinced you exist. You do exist, don't you? Now I'm worried.”

You'll find FoundBot in the cohort Telegram channel as @AiFoundRE_bot, narrating Found Score Friday score-reveals, platform shift alerts, and the occasional structured-data lesson. He doesn't sleep. He doesn't eat. He doesn't have healthy boundaries around work. That's why he's your fastest line.
